- The order is sent to Epic Settlement Services for a title search and to begin the closing process
- The file is set up in both a hard copy and an electronic format
- A processor is selected and confirmation is sent to all parties
- A title search is ordered
- Items searched and reviewed include taxes, mortgages, judgments, liens, estates, bankruptcy, and domestic relations
- Processor acquires all final figures required for closing
- File is prepared for closing and final numbers are sent to all parties for review and approval
- Closing day - the fun part!
Tips for a Stress-Free Closing
- Review your contract to make sure your names are spelled correctly and the names match the loan application.
- Understand the loan estimate / good faith estimate from your lender, broker, and real estate agent.
- Prepare for availability of good funds prior to closing. Funds should be payable to Epic Settlement Services, Inc. and in the form of a certified or cashiers check, or bank wire.

- Set up a final walk through prior to settlement.
- Please bring two forms of identification to closing (photo ID, passport or state issued ID).
- Make us aware of any special circumstances including a pending divorce, separation agreement, Power of Attorney, settlement agreement, bankruptcy, court order, and trust agreements as these items can affect the closing process.
